The following is a 12 point outline of the arsenal of marketing services I will employ to sell your home. At your request I will prepare a customized written marketing plan for your property that will strategically utilize these services as well as any other options that I feel will enhance your marketing plan.I pride myself on staying in touch with the marketplace, and will recommend any strategic or tactical adjustments that I feel are necessary. We will continually review our competitive market position and if needed, react to new sales data when it becomes or any changes in the economy and the sales environment.
1) INTERNET
Your property will have its own website; www.YourAddress.com with its own URL and strategic search engine placement. Your listing will also have featured listing status at my personal website: www.GreaterBostonHomes.net, as well as these other national websites: www NewEnglandMoves.com, www.ColdwellBanker.com, and Realtor.com. Digital photographs of the interior and exterior of property will immediately be uploaded to the individual websites,and all marketing brochures and information will have an attractive array of interior and exterior photos.
2) ACCURATE EVALUATION
The correct selling price of a home is the highest price that the market will bear. To assist you in determining the correct asking price we provide you with a comprehensive market analysis of comparable properties sold and offered for sale in your neighborhood.
3) PROFESSIONAL ADVICE
I will advise you of any necessary repairs and how you may best prepare your home for showing. You will be kept up to date on the state of the market, the sale of similar properties and any other factors which may affect the progress of the sale.
4) PROMOTION OF YOUR HOME TO OTHER REALTORS
The major selling points of your home will be distributed to other real estate firms throughout the community, all local CBRB offices, and co-broke offices that have comparable listings. Listing packets and feature sheets will be sent to all “local” brokers (±200 brokers), and I will hold Broker’s Open House for all Boston,Cambridge,Somerville, and surrounding agents.
5) SIGNAGE
The highly respected Coldwell Banker sign advertises your property 24 hours a day.
6) NOTIFY PURCHASERS
I will make use the most advanced internet technologies available to identify people who have been looking for homes in your neighborhood. They will be contacted and given the details of your property.
7) OPEN HOUSES
Open houses will be arranged and held on Sunday and Monday evenings for 1 1 ? hours.
8) ADVERTISING
I will advertise your home in appropriate publications and will develop interesting and eye-catching ad copy for The Boston Globe. We will create window display for 1730 Massachusetts Avenue which will take advantage of the significant foot traffic at that location.
9) MARKETING MATERIALS
Our marketing department will prepare a high quality 4-color Home Feature Sheet and listing package, which will include all pertinent information about your property, maps, floorplans (if available) as well as neighborhood demographic information from e-Neighborhoods.
10) PRE-APPROVED MORTGAGES AND FINANCING GUIDANCE
We offer pre-approved mortgages which encourage buyers by letting them know the mortgage potential in advance. Our in-house New England Moves representative will provide professional financing guidance to both the buyer and the seller.
11) MLS, Rosenoff, and CBRB Information Services Department
Your property will immediately be entered into our local Multiple Listing Service (MLS)

12) SHOWINGS /PROGRESS REPORT
I will personally accompany all showings, and every step in the sales effort will be documented. A weekly Progress Report will keep you up to date on showings and marketing activities.I will follow-up with brokers and customers for feedback, and set up a protocol for giving you feedback from showings.
